Heron Pointe Rule Change

Your Board will deliberate and decide on a rule change at its January 27, 2026, Board of Directors scheduled for 6:30 p.m.

Please find the rule change located on the resident portal. Items being considered include allowing basketball hoops on driveways and updating the enforcement policy to reflect current changes in civil code.

Landscape Improvements Approved

The Board of Directors approved landscape additions and some tree trimming and removals at their November meeting. These improvements will take place in the month of December.


Southern Los Cerritos Wetlands Restoration Project Groundbreaking Ceremony

The Los Cerritos Wetlands Authority (LCWA) would like to invite you to the groundbreaking ceremony for the Southern Los Cerritos Wetlands Restoration Project. This long-time-in-the-making event will be held from 10 a.m. to noon on Friday, October 24, 2025, at PCH and Seal Beach Blvd.

This is the is the first major restoration project of the Los Cerritos Wetlands and they will be commencing the project in November.

Election by Acclamation

The Annual Members Meeting and Election was scheduled to be held on June 22, 2025, at which two (2) directors were to be elected. One position was for a two-year term, and the other position was for a one (1) year term.

In accordance with Civil Code 5103, the Association provided notice that if, at the close of the time period for making nominations, there are the same number or fewer qualified candidates as there are board positions to be filled, then the board of directors may, after voting to do so, seat the qualified candidates by acclamation without balloting. There was one (1) qualified candidate who submitted their name for nomination, Mark Bauer, who was voted onto the Board at the meeting. Homeowner Marie Earvolino-Ramirez was appointed to fill the remaining position on the Board.

The Board of Directors for the 2025-26 term is as follows:

DG Path Conversion Project On Hold

After getting some feedback from residents on the upcoming project to convert the DG (decomposed granite) path to concrete, the Board has decided to hold off on the project and discuss it further at the July 22, 2025 Board meeting. If there is anything you would like the Board to consider, please send your comments in writing to Management. Thank you!


DG Path Conversion to Concrete Project

The Board has contracted with Protec Building Services on a project in which the DG path along Heron Circle that starts at the entrance will be converted to concrete. The Board felt this was in the best interest of the community, as the DG paths erode and require ongoing maintenance, whereas concrete does not. Concrete also provides a much better surface for those with wheelchairs, strollers, etc. and will make this area more accessible for residents. The project will begin on June 23, 2025 and is estimated to take 2-3 weeks to complete. The work areas will be defined with cones and caution tape, so please avoid these areas during the project. Basketball Hoops/Sporting Equipment Reminder

We appreciate that Heron Pointe is a family friendly community with active youngsters at play! However, we wanted to bring to your attention that it has been observed that there are several residents in the community that are storing basketball backboards and other sporting equipment in the front of their homes. The Association’s Rules and Regulations state:

“Basketball backboards or other sports apparatus are not permitted unless expressly approved by the ARC in writing. Portable sports apparatus are permitted provided they are removed from view when not in use.”

In order to be in compliance with the Association’s Rules and Regulations, the Heron Pointe Board of Directors will enforce this rule, and courtesy notices will be sent to homeowners who have sporting equipment that is in view of the common when not in use per the Association’s enforcement policy.

If you would like a piece of sporting equipment to remain in view of the common area when not in use, you may complete an architectural application and submit it to the Association so the Architectural Review Committee can review it and decide if the piece of equipment will be permitted to be stored in view. Applications should include a description and picture of the sporting equipment and where it is intended to be placed, in addition to an explanation as to why the equipment is requested to be stored there. The Association will waive the architectural review fee for these types of applications, as the architect will not need to review these requests. All sporting equipment should be kept in good repair and should not be kept on the street.

New Street Sweeping Service and Schedule Coming in June!

At the April 22, 2025 meeting, the Board of Directors voted to change street sweeping companies to Quality Street Service effective in June. The company has larger, more sophisticated sweeper vehicles that the Board believes will be better at cleaning the streets that the current ones.

Also, the street sweeping schedule will be changing in June to the 2nd and 4th Wednesday of each month from 12 – 3 PM. The current schedule on the 1st and 3rd Tuesday is on the day when the Bemus landscape team is onsite, so the Board believes this schedule will work better and ensure the streets get a better cleaning.

The street sweeping signs that are posted throughout the community will be changed out by Protec in the next couple of weeks.

We appreciate your cooperation in making sure vehicles are removed from the street during the scheduled sweeping service to keep the community looking its best!


EntryOne Informational Meeting - May 12, 2025

The Association changed the access system to a new EntryOne system on May 5, 2025. Notifications went out in advance via mail and email, but the Board would like to offer some additional support for residents who may need it, as this is new to everyone. An informational meeting will be held via Zoom on Monday, May 12th, at 4:00 PM with a representative from EntryOne to review the system and answer any questions you may have. We hope you can join us! The information to access the Zoom meeting can be found on the Resident Portal.

We greatly appreciate your patience and understanding as we acclimate to the new system!


Proposed Changes to Architectural Request Form

Pursuant to Civil Code §4360, the Board of Directors will be considering proposed changes to the Architectural Request Form at the Board of Directors meeting to be held via Zoom on April 22, 2025 at 6:30 p.m. If you wish share your opinion regarding the proposed changes, please send your written comments to management’s office so it can be delivered to the Board prior to the Board Meeting. Alternatively, if you can attend the Board Meeting, your constructive comments will be considered by the Board of Directors prior to its making a decision on the proposed changes. Any and all comments made at the Board Meeting will be subject to the standing rules of the Board related to member comments at Board meetings.

The proposed changes involve updating the review fees. This was necessitated because the current consultant, Robert Mitchell Associates, is retiring and the review fees were based on their rates. The Board has reviewed several proposals for architectural review services and is considering contracting with Smith Architects to perform these services. The updated fees are based on their fee structure. Their fees were the most competitive out of the other architectural firms that had submitted proposals. The review fee for exterior painting will continue to remain the same as it does not require architect review.
